WOOD DESTROYING INSECTS: Inspect for Termites, Carpenter Ants/Bees, and Wood Boring Beetles by a State Certified and Licensed Professional (Reports accepted by FHA-VA).


RADON: State Certified using Continuous Radon Monitors. Electronic Monitors can be read on site for Quick Results if the test is set up two days prior to the home inspection. Electronic Monitors offer the most accurate test available because the operator can see an hourly printout as well as the overall average of the test period.

MOLD: Mold Inspection: Our inspector will inspect the home for visible mold. If there is waht appears to be visible mold, take swab samples if the client wants it done. Air Sampling: Air Sampling is routinely performed by taking three different sample locations inside and outside of the structure. If there is visible mold at different locations of the structure (baasement, attic, bathroom, etc), or if the building has large square footage, then more samples may be necessary to follow ESA Guidelines. Note - Most homes have some level of mold spores in the air.

SEPTIC: We highly recommenmd having a septic inspection when there is an on lot septage system on the property that is currently connected to the home.  We recommend contacting a septic company who is certified by the Pennsylvania Septic Management Association. A qualified PSMA Inspector will: Perform Flow Test to Check for Back Ups, Probe Drain Field to Determine Condition, Inspect the Interior of the Tank and the Baffles, Check For Backflow when the tank is emptied.  Note -  All Septic Tanks Must Be Emptied During PSMA Inspections (Usually paid for by Seller - See Sales Contract) Click on Septic and view the PSMA website

WELL PUMP PERFORMANCE: Inspect Well Pump for Gallons Per Minute and Pressure Output. List well depth and recovery rate if available under well cap.
